Shingles tend to lose more granules toward the end of their life cycles, though some loss may be attributed to storm damage.

MOSS OR ALGAE ON THE ROOF

If moss or algae is growing on a roof, there is a good chance that the homeowner will need to replace the roof sooner rather than later. These moisture-loving plants will only grow in consistently wet areas. So, if the roofing material retains enough moisture to grow algae or moss, there is a problem. Dark areas on the shingle surface may also mean the roof has some plant growth.

THE ROOF IS OLD

Each type of roofing material has its life span. But if the roof was installed over 20 years ago, chances are good that it may be time for a new roof. The roof may still look good, but looks can be deceiving. An old roof can have unseen structural damage.
